The grantor is usually the one who signed the document. The grantee, on the other hand, is the recipient of the property. They acquire property from the grantor either through a home sale or rental. The grantee is the buyer, recipient, new owner, or lien holder. When "vs." appears on legal documents, the grantor is on the bottom, and the grantee is on the top.
